The Beaches are NS Mayport's natural home — three adjacent Atlantic beach cities, Atlantic Beach (pop. 13,513), Neptune Beach (7,217), and Jacksonville Beach (23,830), strung along the coast right next to the station. This is the move for a Mayport sailor who wants the shortest, simplest commute in the Navy and to actually live at the beach: walkable downtowns (Atlantic Beach's Town Center, Jax Beach's pier and boardwalk), surf, and a genuine beach-town culture.
The honest trade is price and exposure. Beach inventory carries a premium — walk-to-sand rentals cost more, and a few blocks inland stretches BAH a lot further. And the Beaches are coastal: hurricane evacuation and flood zones are real. For Mayport, though, nothing beats it on commute.
Where it fits in the commute
The Beaches sit immediately south and west of NS Mayport — Atlantic Beach is the closest, then Neptune and Jacksonville Beach down the coast. Mayport's gates are minutes away via Mayport Rd (A1A) and the Beaches roads — the shortest commute of any area here. NAS Jax, across the metro, is a long haul; this side belongs to Mayport.
Neighborhoods
- Atlantic Beach — The closest to base and most walkable-to-sand — Town Center shops, a quieter residential feel; the shortest Mayport commute.
- Neptune Beach — The small, quiet city in the middle — its own beach-town core, between Atlantic and Jax Beach.
- Jacksonville Beach — The largest and liveliest — the pier, boardwalk, nightlife, and the most rental inventory; a bit farther south.

- Flood / evacuation zone — non-negotiable at the beach; check the specific address.
- Walk-to-sand premium — moving a few blocks inland changes the rent a lot; weigh it against the BAH Budget tool.
